Pass Consulting have surveyed many thousands of buildings ~ and the ‘asbestos profile’ of each one is different. This is because, whilst asbestos was first introduced into the UK in the 1880’s, over the decades, just about every building gets refurbished or altered at various times. As a result, the asbestos remaining in any building, amounts to what asbestos may have been used in the original construction / what might have been added during refurbishments / and what might have been removed in later refurbishments. If some asbestos issues were removed earlier, were they removed properly ? or might shreds of them still remain ?
All of this needs to be considered by the surveyor ~ because detecting asbestos in buildings during a survey, is much more than just recording a garage roof or noting down some suspect floor tiles. In practice, there are literally thousands of different asbestos materials used in UK property, so that the surveyor has to inspect every wall (inside and out) / floors / ceilings / loft voids and roof elevations, so that they can draw up a detailed ‘picture’ of what asbestos is present (the ‘asbestos profile’).

If you’re about to move house (one built pre-2000), you may be well advised to first KNOW what the asbestos profile of the building is before you sign the purchase contract.
If professional asbestos surveys aren’t carried out, then substantial un-budgeted liabilities, insurance exposures penalties and costs can arise ~ particularly true for those in the process of refurbishing (or even demolishing), business or domestic premises. A refurbishment / demolition level asbestos survey before the works start lets you know if there are hidden asbestos issues within your building. (It’s also mandatory to have this done ~The Control of Asbestos Regulations 2102 refer, along with the relevant parts of HSE document HSG 264). Without this survey, once the building is opened up discovering asbestos problems mid-project, can often lead to project delays, cost overruns and the risks of HSE intervention.
We are well used to project managers and business owners often needing to book their surveys at the last minute. In most instances, we’ll try to meet your requirements on timing – even if you need us to attend your premises the same day.
Most of our survey reports are e-mailed to you within about five days, though we can sometimes speed things up if there’s special urgency. Our easy to read / detailed reports then give an accurate presentation of the asbestos profile of your building. We can then also provide advice on the best ways to deal with these results.
Pass Consulting is one of the few asbestos surveying firms that operate independently from asbestos removers. Because of this, our reports only recommend asbestos treatment levels that the Health & Safety Executive would fairly expect. ie. We have no conflict of interest or financial benefit in recommending more asbestos treatments than are necessary.
